Land evaluation

A private individual approached us at Plutarc for advice on a land acquisition and development project. The client wanted to build a restaurant on an already purchased building plot and, after buying a neighboring plot, annex a large garden for ceremonies. The client's need was to validate the project, making sure that it was feasible from a bureaucratic point of view, to have an outside opinion on its profitability, and to have support in acquiring the land, as he had encountered problems in identifying the current owner.

In the first phase, we did a complete analysis of the land, from a financial, operational and legal point of view, working with an appraiser and a lawyer and finally confirming the profitability estimate of the project.

In the second phase, we were responsible for tracing the current owner through a search of deeds of sale, notarial deeds, birth and death certificates, and various types of documents. After discovering that the current owners of the land have lived in the United States for three generations, we contacted them and got positive feedback with respect to their willingness to sell the asset, contingent, however, on not having to travel to Italy to finalize the sale. We then virtually managed the collection of documents the proxies to finalize the transfer of ownership.
