An individual living in Campania inherited a large property in Emilia Romagna from a relative. Having no interest in moving into the home, he approached a real estate agent to sell the property, but for several months no one showed interest. The property owner then turned to Plutarc for advice on how to expedite the sale, including assuming the possibility of changing the use of the property.
We then did an analysis of the property and its context before identifying the construction of three separate apartments as the best solution. Knowing that the client was not interested in starting a renovation project, we proposed a sales strategy based on identifying a real estate developer interested in buying the property quickly and then tackling the work. In the first phase, we did a scenario analysis, identifying a number of possible layouts and projects and for each one calculating renovation costs and estimating a final sale price. After some unsuccessful negotiations, we found a buyer and managed the sales process from a legal and contractual point of view until the sale was formalized.
